people don't have the time nor the resources to look for their
own little piece of France, especially if they're located
in the States or other foreign country. Our office offers
a consultation and property search service that will help
you find the perfect property and save you valuable time,
as well as provide very important guidance to insure you make
the right purchase.
We're
equipped to assist you with every aspect of purchasing...from
locating the property, to setting up your contract-signing,
getting a mortgage, helping you set-up utilities, or, do a
renovation and then rent the property on a short or long-term
basis.

Consultants-Paris PROPERTY CONSULTATION SERVICES
Our
comprehensive search service saves you time, effort and money.
With nearly 4,000 rental agencies in Paris alone, finding
a property can be a difficult task without a Multiple Listing
Service (MLS), which doesn’t exist in France. To find
a property on your own would require visits to dozens of agencies
and mining through hundreds of listings in oneneighborhood
alone. We do all this for you and call upon the valuable relationships
we’ve built over the years to ferret out the finest
properties.
Initial
Consultation: We’re your resource in France to help
you find the property that meets your needs and desires. It
all begins with a one-on-one consultation, by phone or in
person, in which we work with you to determine your objectives
and parameters for a purchase in France.
Property
Search: After the initial consultation, we search, source
and screen the properties based on the parameters we’ve
defined together. In Paris, we schedule and accompany you
on site visits. Clients seeking properties outside Paris can
request that we accompany them at the expense of the client
for accommodations, travel and meals. As part of our service,
we provide a detailed analysis of the properties, including
price, price relative to market valuations, real estate and
property taxes, monthly charges, property descriptions and
photos. We can also arrange meetings with professionals who
may be called in to assist in the purchase decision. Property
Purchase: It doesn’t end here...once we’ve found
the property of your dreams, we manage the entire process
through to closing. We schedule and attend meetings with the
Notaire, who prepares and ensures the validity of all documents.
We schedule the signing of the preliminary purchase agreement
(Compromis de Vente or Promesse de Vente). Note that at this
time you must provide a deposit of 10% held in escrow by the
Notaire. French law gives you a period of seven days to reconsider
your decision. Should you decide to withdraw from the purchase,
your deposit is refunded.) There is a two-to-three month period
till closing. On the day of closing, the Notaire will retain
the deed of sale on the property and then it is registered
with the Bureau des Hypothèques. At this time, no other
person has any rights to this property. Notaire fees of approximately
7% are paid at this time.

SOLUTION
#2: OBTAINING A MORTGAGE

Consultants-Paris Search Clients: If you have obtained your
property through our property consultation search services,
we provide this service at no cost to you. We will connect
you with the lenders specifically adept at transacting business
with non French residents. We will walk you through the pre-qualification
process, schedule meetings with potential lenders and facilitate
the provision of the loan applications. We can assist you
in getting the best rate and financing package that meets
your needs, and coordinate the provision of documents necessary
to meet the deadlines of the contingency clauses.

SOLUTION
#3: PURCHASE ASSISTANCE (NON-SEARCH CLIENTS)
If
you've found a property on your own or through another source,
we can also assist you in the purchase process. Our Purchase
Assistance Package, includes representation at meetings with
the Notaire in signing the Promesse or Compromis de Vente,
confirmation that all the necessary diagnostics have been
performed on the property, confirmation that the surface (in
square meters) has been certified by a third party and
provision of contacts regarding placement of property insurance
necessary for the final signature. We can also assist in providing
a Nnotaire to administer the transaction on your behalf. The
Purchase Assistance Package includes 10 hours of work performed,
which represents a savings of 20% off our hourly rate. Any
work performed in excess of the 10 hours will be billed at
the per hour rate.

SOLUTION
#4: PROPERTY APPRAISAL SERVICE
If
you think you've find the right property, but are not sure
if your getting the most value for your money, we provide
a service that will assist you in making an informed decision
regarding your purchase before you make an offer. We can perform
an appraisal of the property and provide you with a proper
valuation, including recent comparables of similar apartments,
based upon size, location and amenities.

SOLUTION
#5: THE "APRÈS VENTE"
After
the sale, we can continue to help you settle into your new
home. Welcome Package: We can assist you in opening a French
bank account and coordinate the activation of the utilities
in your home or apartment, including cable TV, Internet, telephone,
gas and electricity. We can provide you with a list of qualified
moving and shipping providers, insurance companies and assist
you in coordinating your move and placement of your homeowner’s
insurance.
Additional
Services: We also provide other services such as replacement
of locks and keys, coordination of rental property management
providers, attend homeowner’s association meetings on
your behalf and employ housekeeping services.

SOLUTION
#6: RENOVATION AND INTERIORS
Whether
there are minor repairs or major renovations to be performed,
we are
your partner on the ground in France. Renovations –
Phase I: We can assist you in obtaining a minimum of two bids
from qualified professionals based upon defining the specifications
with you. We will advise you on which modifications, such
as kitchen or bath renovations, will provide you with the
best return on your investment. Renovations – Phase
II: Once you have selected a plan for renovation, we
can oversee every aspect of the project management. We will
provide you with weekly updates, including status reports
and photos. We can also coordinate payments if you have financed
the renovation project through a lender.
Interiors
and Decoration: We can assist you in finding a qualified interior
decorator based upon your parameters, or, you can contract
directly with one of MDG Consultants-Paris Designers. (your
choice) We can also provide project management services and
weekly updates on the status of the project.

Initial Consultation: $250 Paid in Advance
Property Search: $1,000 Less Consultation Fee
Property Purchase: 2% Commission of Total Purchase Price of
